When pet owners finally find a place that welcomes their cat or dog, they tend to stay — they know how hard the next search will be. A reasonable pet policy (with an appropriate deposit or pet rent) can be one of the cheapest retention tools available.

3. Maintain the Building

Keeping the property in excellent condition should be a top priority. People stay longer in rentals that are clean, safe, and well cared for. Complete repairs as quickly as possible, no matter how minor — a fast response to a small problem tells tenants you’ll be there for the big ones. Curb appeal counts too; residents want to be proud of where they live.

4. Offer Renewal Incentives

Discounts and perks give good tenants a concrete reason to stay. Consider a modest discount or a month of reduced rent for signing a renewal, or a referral reward when a tenant brings you a new renter who signs a lease. Small conveniences help as well — included high-speed internet, upgraded fixtures at renewal, or simply making it painless to pay rent online.
