Delete a tenant
What this is
Deleting a tenant removes them from your active Tenants list. This is a soft delete — the tenant is hidden from your lists, but their underlying history is preserved.
To protect your financial records, the app blocks a tenant delete while the tenant is still on a lease or has any money recorded against them. You’ll need to clear those links first.
When to use it: Delete a tenant you added by mistake, or a former applicant you no longer want to track. For a tenant who simply moved out, you usually don’t need to delete them — moving them out of the lease and keeping their history is the normal path. If you only want them off your active list, set their Status to Inactive by editing the tenant.
What blocks this delete
A tenant cannot be deleted while any of the following are true:
- The tenant is attached to one or more leases.
- The tenant has one or more charges.
- The tenant has one or more credits.
- The tenant has one or more payments.
Remove them in this order before deleting the tenant:
- Remove the tenant from every lease they’re on. Removing a tenant from a lease has its own rules — you can’t remove a tenant who is the main responsible tenant on a lease, or who has charges or recurring charges on that lease. - Delete the tenant’s payments, then their credits, then their charges.
- Then delete the tenant.
If you try to delete a tenant who still has any of these, you’ll see a warning like:
Cannot Delete Tenant — You cannot delete this tenant. This tenant has associated records (leases, charges, credits, or payments) that must be deleted first. Contact support for any questions.
Steps
- In the left sidebar, click Tenants, then click View on the tenant to open their Summary page.
- Open the Action menu (top right) and choose Delete Tenant.
- A confirmation pop-up appears. Confirm to remove the tenant, or cancel to keep them.
What you’ll see
- On success: the tenant disappears from your active Tenants list and you see a confirmation message.
- If it’s blocked: the “Cannot Delete Tenant” warning pop-up appears (quoted above). Remove the tenant from their leases and clear their payments, credits, and charges, then try the delete again.
